What are 3 of the major things that our new BOD might take on?

When you make your decision as to which of the candidates for the 2 open Board positions you will vote for, I hope that you will choose Owners who will make the below changes at Nautilus Cove.  If a candidate does not tell you what they will try to accomplish here, then vote for someone who will:


1) Changing Management Companies.
Currently we use Concord Management which is closely aligned with the Developer and which manages their 56 unsold units. We pay a management fee of $39,000 and separately $31,000 and 18,750 for the CAM and Maintenance worker for 20 hours per week each. With additional fees we pay over $100 k a year for a part time, C- effort (see the 10 page Concord Mgmt contract at: http://tinyurl.com/39sy3cy).

We should change firms and you can see a professional submission from another management company at: http://nccmanagementcompany.blogspot.com/  Concord manages only 41,000 units on 120 properties in 7 states, the proposed firm Continental, manages over 1,00,000 units worldwide.  We need a competent and professional firm, not Concord.

2) Change Association Attorney.
The current lawyer seems to have given questionable advice in several areas, first in needlessly filing foreclosure actions on 11 Owners, 9 of which were already filed on by banks and mortgage firms, second keeping a suit against the BOD active for 2 days short of 3 years and only settling 2 weeks before trial. Between the payout to the Owner and his own charge for representation the condo was out over $10,000.

3)  Water Billing. 
3 years ago we changed from individual billing for water/sewer via a utility billing service (AUM) to having an increase in our dues of $676 yearly. Now each unit pays exactly the same for water whether it is a 2/2 or a 4/3, occupied by 1 person or 8 people.

We should have had a new billing firm take over and we would have avoided any dues increase. This was another Concord Management screw up and it can now be corrected, the dues reduced and those using the water will pay for what they use. I have verified that a new firm, American Metering Services, Inc., Sarasota, FL 34243, can take over with NO start up costs to the condo and use the already installed meters.
